Bejaan Resorts Wins Chitral Court Case Over Land Suit

A court in Chitral has thrown out a land suit against Bejaan Resorts, a ruling that ends a legal dispute dating back to 2021. Senior Civil Judge Zia Jehangir of Chitral Lower dismissed the case against the 104-room five-star resort at Gankorini on 6 October 2026, ordering that costs be paid.

The suit was filed by Shahzada Colonel (Retd) Sharif Ud Din, Shahzada Riaz Uddin, Shahzada Amir Hasanta Ud Din and Shehzadi Syeda Sultana, wife of Sikandar ul Mulk. The plaintiffs argued that the land belonged to their ancestor’s estate.

Court finds no proof of title or possession

The court ruled against the plaintiffs on every material issue, stating that they had produced no proof of title or possession and that the suit was time-barred. It described their fraud and collusion allegations as baseless and unfounded, noting they had offered nothing beyond bare assertion. Rival claims to a share of the same estate were also rejected.

The judgment upheld a registered chain of title dating back to 1961 and confirmed that the developer, Anwar Aman, is in lawful possession of the property. Zaf ar Hayat, Advocate Supreme Court, led the defence and attended every stage of the five-year trial. He cross-examined the plaintiffs’ witnesses, and the court relied on admissions drawn out during that questioning. The judge also described his reconstruction of more than sixty years of registered transactions as the only coherent account of the property on record.

Planned Chitral resort and its facilities

With the case resolved, the resort is preparing for its scheduled opening as Chitral’s flagship five-star destination. Located in the shadow of the Hindu Kush, the developer’s stated goal is to introduce a higher standard of luxury hospitality to the region.

The 104-room property will include:

  • 72 standard rooms, 10 Governor Suites and two Presidential Suites
  • Two multi-cuisine restaurants and a banquet hall for more than 500 guests
  • A temperature-controlled infinity pool, spa and wellness facilities, and a gym
  • A business centre, Rock Lounge, meditation deck, and botanical and fruit gardens
  • Outdoor options including trekking, river rafting and fishing
